Merton Regeneration

Merton Regeneration will provide approximately 2,800 high-quality, private and affordable homes for new and existing residents alongside 10,000sqm of commercial space, community facilities, retail and other land uses, together with high-quality open space.

The £1Bn regeneration project is currently being delivered in a number of phases over several years and includes building over 1,000 replacement homes to relocate existing residents.

The proposals will deliver replacement affordable homes for existing residents. Through a substantial increase in the overall quantum of housing particularly at the High Path Estate in South Wimbledon, which benefits from a very good level of public transport accessibility, the scheme will also provide new private and build-to-rent accommodation, ranging from ‘car-free’ studios and one-bedroom apartments to larger longer-term family homes.

What we are doing

Pell Frischmann has been commissioned by Clarion Housing Group to provide transport planning and highway detailed design consultancy services in the London Borough of Merton (LBM).

Delivered over three redeveloped estates, each will provide significant enhancement to the sites, providing cycle parking and electric vehicle charging points for residents, employees and visitors in accordance with London Plan/Transport for London (TfL) policy requirements.

From the beginning, Pell Frischmann’s experts engaged in detailed discussions and negotiations with LBM and TfL when agreeing the scope of various technical assessments required, in order to explore the traffic and transport impacts on pedestrians and cyclists, so we can collaborate with our partners when proposing subsequent movement strategy options.

As part of the detailed design, Pell Frischmann is responsible for delivering the technical aspects of each phase. This includes developing levels strategies, material pallets and a construction approach which builds upon good relationships with the highway authority and experience whilst maintaining the client expectations and clear vision.

Outcomes so far

Merton Regeneration demonstrates Pell Frischmann’s ability to take multiple masterplan schemes from outline planning permission through to post-outline reserved matters and S278 highway detailed design, supporting the client and project team throughout.

It is an example of our Land Development Team’s deep understanding of key issues expected to come to light, collaborating closely with the Mayor of London, Greater London Authority and TfL Spatial Planning, including relating to care and cycle parking and electric vehicle charging requirements. This is also taking into consideration the proximity to the TfL Red Route network and key TfL infrastructure, such as the underground and bus systems that keep London alive and thriving.
